Buying a property in Turkey can be a great way to obtain a residence permit, but only if you make the right decisions from the start. Many foreigners focus on the view or the price — and overlook the legal details that determine whether their investment qualifies for residency.

Here are the most important things to check before purchasing property for a residence permit in Turkey.

1. Confirm the Property Type

Not every property qualifies for a residence-based permit. The title deed (tapu) must clearly show that the property is residential and fit for living. If it is registered as commercial or agricultural land, it will not be accepted by the immigration authorities.

✅ Ask your lawyer to confirm the property’s zoning and usage type at the Land Registry before signing anything.

2. Make Sure the Title Deed Is Clean

Always verify that the property is free from any debt, lien, or mortgage. Even small unpaid taxes or encumbrances can create legal complications and delay your permit.

3. Check the Declared Property Value

Many older buildings or new developments in Turkey may lack full permits or occupancy certificates (iskan belgesi). Without this document, authorities may reject your residence application, even if you have already bought the property.

7. Avoid Off-Plan Purchases for Residence Purposes
